Instead of dealing with long queues, paper files, and multiple office visits, residents can now access one unified online system for everything—Khata certificates, property tax details, mutations, and ownership verification. Launched by Deputy CM D. K. Shivakumar in late 2024, this new system aims to bring more than 25 lakh properties onto one transparent digital database. With this shift, citizens can apply for services in a completely faceless and contactless manner through the portal or any Bengaluru One center.

The BBMP e-Aasthi portal, developed by the Bruhat Bengaluru Mahanagara Palike (BBMP), gives Bengaluru residents a simple and reliable way to manage their property records online. You can check ownership details, download e-Khata certificates, apply for mutations, and access other property-related services—all without stepping out of your home. The platform stores digitized property data to ensure accuracy and transparency. It also supports property searches, application submissions, and document downloads in just a few clicks. The portal is available in both Kannada and English. After verifying your mobile number, you can log in using either an OTP or your credentials. Draft e-Aasthi certificates for properties can also be viewed ward-wise using your Property Tax ID or PID.

Step-by-Step Guide to Apply for E-Khata Online

Many people are confused about the Government’s newly introduced E-Khata system. The biggest question most residents have are:

To clear all this confusion, here is a simple and complete explanation of how you can apply for E-Khata from home without visiting BBMP offices or cyber centers. All you need is a computer or laptop, and you can finish the process easily by the following steps.

Step 1: Visit the BBMP E-Khata Registration Website

Open Google → Type “E Khata Registration Online”.
Click on the official BBMP E-Khata website.

A page will open where the BBMP logo and official interface will appear.

Step 2: Login Using Your Mobile Number

  • Enter your mobile number.
  • Click on Get OTP.
  • Enter the received OTP.
  • Solve the simple question shown (like 15 + something) and click Login.

Step 3: Select the E-Khata Option

Once logged in, you will see many options.
Click on “Getting E-Khata”.

This will open the official form you must fill out.

Step 4: Select Your Ward, Area & Zone

Scroll down and choose:

  • Your Ward number
  • Your Area name
  • Your Zone (North, South, East, West)

When you select your district (e.g., Bangalore, Davangere, Chitradurga), the system will automatically show the wards under that location.
Choose the correct ward and area properly.

Step 5: Search for Your Property

You will see multiple search options such as:

  • Property ID
  • Owner’s Name
  • Assessment Number
  • Property Address
  • Book Number (available in your Sale Deed)

Enter any one of these details and click Search.

Step 6: Verify Your Property Details

When your property details appear:

  • Check your PID number
  • Confirm your district, zone, ward
  • Ensure the property tax details match
  • If any detail is incorrect, click Edit to make corrections

After verifying, scroll down.

Step 7: Select Type of Property

Choose the correct option:

  • Vacant Site
  • House/Building
  • Flat/Apartment Unit

Select the one that applies to your property and click Next.

Step 8: Enter “SS Number”

You will be asked to enter your SS Number, which is found in your earlier property documents or previous assessments.

Do not confuse it with other numbers on the screen.
Only the 10-digit SS Number is required.

Enter it and proceed.

Step 9: Verify Area Details (Sq. Ft / Sq. Meter)

The system will show:

  • Property measurements
  • Address
  • Owner name
  • Khata details
  • Application number

Check everything carefully.

If something is wrong → Use Edit
If everything is correct → Click Next

Step 10: Select Your Kaveri Registration Details

You will see 3 options:

  1. Property registered before 2024
  2. Property registered after 2024
  3. New registration being done now

Choose the correct one based on when your property was registered.

Step 11: Enter Sale Deed “Registration Number”

On this page, the system will ask for your Sale Deed Registration Number.

This is a 10–16 digit number found on the first page of your Sale Deed.

Enter it carefully and click Next.

The system will fetch your details from Kaveri portal automatically.

Step 12: Final Verification & Submission

You will see your complete:

  • Property details
  • Owner details
  • Sizes and measurements
  • Registration details

If everything is correct → click Save & Proceed

A confirmation message will appear: “Data Saved Successfully”

Your E-Khata application is now submitted.
